Description

Building land with a total area of 2515 m2 is for sale. The land currently consists of 4 cadastral units of the same owner. The total land can be divided as needed for construction. The field is located about 150 m from the sea below the Velebit mountain, a two-minute drive or a 10-minute walk from the entrance to the Paklenica National Park. A good opportunity to enjoy the sea and the mountains at the same time, and Starigrad, with everything it offers, is one of those places. There is a green belt in front of the field to the sea. Direct access to the sea for now is a road – the white road. Near the field, within a circle of about 300 m, there are all the necessary facilities, such as shops, a hotel, a gas station, and the highway. The distance to the highway, the junction in Maslenica, is 17 km. And the distance to the airport in Zadar is about 40 km.
A building permit is currently being prepared (which is in the final stage of preparation) which refers to a part of the total area, that is, it refers to a plot of land with a total area of 659 m2 (that is, with the road, it is 880 m2). This plot and the long plot next to it are bordered by a concrete wall with a fence.
On the south-western side of the plot, vehicular access is provided from the newly planned road provided by the Starigrad PPUO.
On this plot, according to the project documentation, a residential building of Pr+2 floors with ground plan dimensions of approx. 15.07 x 12.20 m and a total gross area (surface area – the sum of all floors) is 339 m2.
The residential building will have three residential units.
On the ground floor, a residential unit measuring 116.87 m2 will consist of a living room, a kitchen with a dining room, two bathrooms, a toilet, two bedrooms, a hallway and a laundry room and storage room.
On the first floor, the area of 113.46 m2 is identical to the layout of the residential units. The area of the kitchen, dining room and bedroom on the first floor is connected to the outdoor covered terraces.
On the second floor, with an area of 108.69 m2, there will be two bedrooms, a kitchen with a dining room and a living room, a bathroom, a laundry room and a storage room.
Communication between the floors will be via an external single-leg staircase.
The approach to the plot in question is from the southwest side of the plot, from the newly planned road foreseen PPUO Starigrad.

The price of the land with a ready construction permit as described above is 278 euro/m2.
Considering the location of the field, which is one of the best in Starigrad, and the great possibilities of use, the price is quite acceptable and correct.
